Q. Where is Faith Haven Located ?
A. Faith Haven is located in the western area of the City of Duluth Minnesota, at 49th Avenue West and Grand Avenue. The facility has city bus service at the door and is located just 2 blocks from St Luke's Urgent Care/Denfeld Medical Center and just 5 blocks from the Duluth Clinic West.
Three banks, two shopping malls, two food super markets, a number of churches and the public library are all within a reasonable walking distance. With a City Park just across the street, the location of Faith Haven is accessible to most all neighborhood conveniences.

Q. Are pets allowed?
A. In accordance with a Federal Mandate a pet is allowed to be kept by a resident. The keeping of a pet is subject to a modest pet policy requiring the pet to be not larger than what may be considered a lap animal. A pet deposit of $ 200.00 is required for all pets except caged birds and bowl fish. The pet owner must also file a notice of intent of housing a pet, with the project office submitting a qualified professionals report of the pets good health (except bowl fish). Pets are limited to one, except for caged birds or bowl fish.
Q. What terms does the Lease contain?
A. The apartment leases are drafted in accordance with the Department of Housing and Urban Development, HUD requirements.
- Leases are written for a 30-day period and are automatically renewable.
- Rent is payable, in full, in advance, for the next following month rental period.
- A late payment fee is required for rental payments 5 or more days past due. The fee is $5.00, plus $1.00 for each day past the initial 5 day grace period that month.
- Residents are required to give a 30-day notice of vacancy (one full rental period)
- Rental charges may be changed annually in accordance with the annual re-certification of the resident’s income. Rent will always remain within the Basic and Market Rate’s published by the facility.
- Upon move-in the resident and the landlord will complete a move-in inspection report noting any deficiencies or damage that may exist upon move-in. Likewise, upon move-out the resident and the landlord will again complete a move-out inspection. A decision will be made as to any reimbursable items to the landlord.
- A security deposit is required in the amount of $200.00 or as may be set from time to time.
- Faith Haven will pay for all utilities, except telephone, internet service and subscriber cable TV services.
- Landlord will promptly maintain the building common areas and the individual apartments in a clean, orderly, safe and comfortable manner.
- Residents are required to conduct themselves in a cordial manner, regarding the terms of the project’s house rules and other published policies.
- The building has restricted security access during non-business hours when the office is closed.
- Refer to the actual language of the lease for a full interpretation of the terms.
Q. May I have friends or relatives visit ?
A. Residents may have guests and visitors as they wish. Those quests and visitors are expected to respect the rights and privacy of the other guests and residents.
Residents may have those individual guests or visitors stay overnight for a period of up to 29 days in any one calendar year period. If the stay is longer than this, the guest or visitor must be considered as a resident and must enter into the lease and be subject to those terms and conditions including the age requirement of 62 years and older. A hired Health Care professional can be exempted from this requirement.
Q. Are there any age limitations on occupancy ?
A. Yes, persons of any legal age may submit an application. However, only applicants being of the age of 62 year old or older may be admitted as a resident, this includes the spouse or other person on the lease.
